Has your tenant stopped paying their rent? If so, as the top real estate management company in California we can tell you that there is a system that you need to follow when your tenant stops paying their rent. 

The system that you should follow includes these steps: 

Step #1 – Contact the Tenant  

Let’s say that you’ve had a good relationship with your tenant in the past, if this is the case you should contact them to find out if everything is okay and verify when they will be able to resume paying their rent again. 

Step #2 – Visit Them in Person 

If your rental property is in the same Santa Barbara Property Management town as you, you should visit the tenant in person so you can take stock of the situation and speak with them personally about getting them back on track with paying their rent. 

Step #3 – Post A Notice to Pay or Quit on The Rental Property 

After 5 days, if your tenant hasn’t paid their rent or responded to your calls/inquiries, you should post a notice for them to pay or quit on the front of your rental property. This notice is approved by the state and informs the tenant that they have to pay their rent now or move out. 

Step #4 – Eviction 

Sadly, if your tenant hasn’t responded to your call or notice, the next step is an eviction. Instead of moving forward with eviction by yourself you should hire an eviction attorney because this will save you the time, money and hassle of having to go it alone.
