Most tenants don’t mean to damage appliances since appliances like fridges are working 24-7 and will naturally wear down with age.

Tip #1 – Encourage Your Tenants to Report Problems 

One common thing about rental properties is that some tenants literally wait until something stops working in their rental property to report a maintenance issue to their landlords.  

To avoid this happening to you, you should encourage your tenants to report maintenance issues when their appliances first start functioning incorrectly because this will save you the hassle of having to make costly repairs before they occur. 

Tip #2 – Buy New Appliances 

Is the dishwasher or refrigerator in your rental property starts malfunctioning, don’t make the mistake that other owners make of purchasing used appliances, you should focus on buying new appliances every time. This is a smart strategy because when you purchase a new appliance it’s going to have a warranty and you can write off that purchase at the end of the year. 

Tip #3 – Educate Your Tenants on How to Use the Appliances 

Last of all, but most important, when new tenants move into your rental property you should take the time to educate them on how to use the appliances in your rental. Educating your tenants means teaching them things like how to properly load a washing machine or dishwasher and educating them on how to use a refrigerator the correct way.
