As the top rental management company in the Golden State, we can tell you that it’s important to start maintaining the furnaces in your rentals now, especially if you want to save yourself the hassle of having to take calls from your tenants in February / March telling you that their furnaces are not working. 

If you’ve never maintained the furnaces in your rental properties before, you can easily get all of the maintenance done yourself by following these tips. 

Tip #1 – Turn the Gas and Power to The Unit Off 

This tip is vital because you never want to work on your furnace if the power or gas is still on since that could cause an explosion especially if you are going to use tools.  

Tip #2 – Clean and Dust Your HVAC 

Take the time to remove the layers of dirt and dust from your HVAC unit. This can be done by vacuuming the dust away or using a hand-held brush to get rid of that grime. 

Tip #3 – Replace the Old Air Filter 

Always replace the air filter to your HVAC when you’re performing maintenance because a clean filter helps to improve energy use and will ensure that your heater runs more efficiently. 

Tip #4 – Perform A Visual Inspection of The System 

Last of all, but most important, visually inspect the electrical connections to heater / HVAC including the pilot light, vents etc. If you see anything that needs to be repaired it’s best to contact a professional HVAC company to make those repairs for you.
