Is your rental property’s air conditioner not running smoothly? If so, as the top rental management company in Ventura we can tell you that it’s important for you to keep that air conditioner running smoothly to avoid complaint calls from your tenants or costly repairs.

In this article, we will provide you with several things you can do yourself to keep your air conditioner running smoothly.

#1 – Replace the Air Filter 

Your central air conditioners air filter should be changed every 60-90 (depending on use). The longer it’s in use, it’s more likely that your air conditioner filter is collecting dust, making it more difficult for your AC unit to breathe.

Depending on the type of air conditioner that you have, it should be fairly easy for you to find a great replacement air filter at a local store like Lowe’s or Home Depot for an affordable price.

#2 – Clean Around the Outside Unit

Clean all grass, debris, and trash from around the outside unit.

Once there is a clear perimeter surrounding your outside air conditioner unit you should turn off power to the unit itself and use a hose to spray off any dirt or debris from your air conditioner.

After spraying the outside unit, you should wait a few minutes then use air conditioner coil cleaner to spray the air conditioner again. The coil cleaner will clean/condition the coils. After about 15 minutes you should take a hose and spray your air conditioner again to rinse the coil cleaner.

#3 – Clean the Condensing Unit

Before attempting this step, you must confirm that power is indeed turned off to your air conditioner.

To clean the condensing unit simply remove all of the screws from the top of your condensing unit then do then once those screws are removed you will have to pull the unit straight up. Be careful not to bend the condensing unit fan blades though when you set the unit on the side of your air conditioner.

With the fan removed you can do the following:

  • Clear dust or leaves that may have collected at the bottom of the condensing unit.
  • Spray the coils on the inside of your air conditioner as well to remove any dirt or debris that’s accumulated over time.
