If you’re like most landlords you have a rental list of properties that you own and are thinking about getting those properties ready for winter

The weather here in Ventura CA can change quickly and it’s not uncommon to have summer-like temperatures one week then colder weather the next.

In this article, we will provide you with several tips you can use to successfully get your Ventura CA rental property ready for the winter months.

Tip #1 – Winterize Your Pipes

Since it’s possible for some communities in Ventura to have freezing temperatures during the winter, you should winterize the pipes in your rental property by wrapping them in insulation sleeves or using foam pipe insulation.

Tip #2 – Inspect the Exterior of Your Rental for Cracks

When inspecting the exterior of your rental property you should be looking for cracks in the walls or foundation. Those cracks represent potential entry points that cold air could enter your property.

Tip #3 – Service The HVAC

If it’s been a while since your HVAC was last serviced, you should have it professionally cleaned and serviced by a local air conditioning and heating company to ensure that your tenant will be able to use it to heat your rental property during the winter.

Tip #4 – Check the Roof and Gutters

Although we don’t get much rain during the year in Ventura, it’s possible that we could receive the majority of our normal rainfall between December and March.

To avoid potential damage to your rental property due to heavy rains you should check the roof on your rental property just to make sure that the roof doesn’t have existing damage or missing shingles.

After checking the roof, you should also check the gutters as well to confirm that they are able to drain rainwater when the rains ultimately come.

Tip #5 – Inspect Doors and Windows

Last of all, but most import, you should check every door and window on your rental property to ensure that they are keeping the inside of your rental property insulated and not letting cold air in or warm air out during the winter months.
