Even though we enjoy warm weather for much of the year in Southern California, as the top rental management company in the area we can tell you that the weather can change quickly and it’s better to prepare for cooler weather now rather than later.

In this article, we will list for you several tips you can use to get your rental property ready for fall.

Things To Do Inside Your Rental Property

Step 1 – Check for drafts – This can be done by taking a candle around doors and windows. If the flame moves this is generally a good sign the door or window needs caulking or is in need of new weatherizing.

Step 2 – Have your furnace inspected – Hire an HVAC professional to test your unit for efficiency including checking for leaks and changing the air filter.

Step 3 – Test your home safety devices – This step includes checking the batteries in your smoke detectors and carbon monoxide detectors to make sure they are working correctly.

Step 4 – Fireplace check – If your rental property has a fireplace you should have the chimney cleaned and inspected by a professional.

Things To Do Outside Your Rental Property

#1 – Roof check – Visually inspect your roof from the ground and from a ladder to determine if any shingles are in obvious disrepair or missing.

#2 – Inspect your siding – During the process of inspecting the roof on your rental property you should also be inspecting the siding as well. Look for cracks, holes or anything that you can repair yourself. Major repairs should be left to a licensed professional.

#3 – Review your gutters – Another thing that you should do while out on a ladder is to inspect the gutters on your rental property. If they are filled with leaves, dirt and other debris you should remove that debris and clean your gutters with a hose to make sure that water can flow through the gutters easily should we have rain.

#4 – Inspect trees – Take the time to inspect all trees that you have on your rental property. You should specifically be looking for trees that are too close to power lines or close to your roof.

#5 – Maintain landscaping – Cut back shrubs, bushes and plant new flowers as recommended by your local gardening center.
