SAN DIEGO, CA. – In today’s rental market we can tell you without a doubt that there are more people, including families, who are renting instead of buying.

Families often make better tenants than other renters. They choose to rent for longer periods of time, because they enroll their children in local schools, and most parents don’t want to take their kids away from those relationships that they’ve established.

In this issue of our San Diego property management tips, we’re going to share with our best tips for childproofing your rental property.

Tip 1 – Cover All Electrical Outlets

This tip is essential, because child proofing electrical outlets will help protect babies and toddlers who may want to stick their fingers in electrical outlets.

Tip 2 – Add Child Proof Locks to All Cabinets

Many companies, including Babies R Us, sell affordable childproof locks that you can easily use to secure drawers and cabinets in your rental property. This will keep young children from being able to open them on their own and potentially get into dangerous cooking or cleaning products.

Tip 3 – Secure Doors and Windows

While childproofing your rental property, you should also child proof doors and windows as well just to ensure that a baby or toddler cannot open them on their own.

Tip 4 – Block Off Dangerous Parts of Your Rental Property

Regardless if you own a single-family home, townhome, or condo, you should block off dangerous parts of your rental property like appliances, furnace, HVAC unit or gas meter to ensure that curious children are not able to explore these areas of your home and possibly endanger themselves.

Tip 5 – Set the Water Heater No Higher Than 120 Degrees Fahrenheit

Last of all, but most important, another great thing that you can do to childproof your rental property is to set the water heater to no higher than 120 degrees Fahrenheit. Doing this will ensure that a young child will not accidentally burn themselves if they are left near the bathtub or water faucet unattended.
